Sydney's West: Developers Shun Apartment Plans Over High Costs (2026)

The housing crisis in Western Sydney is a growing concern, with developers abandoning plans for new apartments due to escalating construction costs and rising interest rates. This has left many aspiring homeowners, like Dave Anderson, feeling increasingly locked out of the market.

"It's becoming a distant dream," Mr. Anderson shared, "especially with the rising costs and limited options for affordable housing."

"This trend could lead to a brain drain from Western Sydney as people are priced out of even the more affordable suburbs," Rawnsley cautions.

In January, the government developer Landcom announced it had shelved plans for three housing projects, citing increased costs. Mark Bernberg, director of Ray White Projects, believes high construction costs and bureaucratic red tape will continue to deter developers from the region.

"Western Sydney is a tough market for developers," Bernberg said. "Many are struggling to break even, let alone make a profit."

Despite these challenges, the Minns government maintains it is taking steps to encourage housing construction. Their Pre-sale Finance Guarantee scheme aims to help developers secure financing and speed up construction.

Paul Scully, NSW Planning Minister, assures that the government has a robust housing pipeline for Western Sydney.

"We are committed to rebalancing housing growth and ensuring it is distributed more fairly across Sydney," Scully stated.

However, some industry experts argue that more needs to be done to address the root causes of the housing crisis.

"The government must take action to reduce construction costs and streamline the development process," Forrest emphasized.
